Marketing
We leverage the strength of our brand, our market
share, and reputation to market your properties to prospective
tenants.
Screening
Our application process includes a criminal background
check and credit check. Our financial qualification standards
are designed to screen out applicants who may be less likely
to pay their rent during the term of their lease.
Tenant Relations
Your success as a real estate investor depends on
positive tenant relationships. Our staff understands
the importance of retaining your existing tenants as well as
attracting new ones. However, our policy is that rent
is due on the 1st, late on the 5th and we post 3-day eviction
notices by the 10th.
Leasing
We supply all forms and paperwork.
Bookkeeping
We utilize QuickBooks to track income and expenses
for your properties on a monthly basis. We can disperse
proceeds monthly, quarterly, or annually based on positive cash
flow.
Maintenance
We have a talented and capable staff of maintenance
people available for routine and preventative work. After
hours emergency maintenance is available as well. Our
standard is to complete routine requests within 72 hours and
to stay in touch with the tenant throughout the process.
Communication
We offer a simple monthly report detailing rent collected,
vacancies ready to rent, and any vacancies not ready to rent. We
can print or email you a standard profit and loss statement
upon request. Our staff is available during business hours
in our Downtown Springfield office and our management clients
have access to the emergency maintenance number as well.
Service Fees
- $100 up front setup fee for per unit. (Can
be paid from first month rent.)
- $100 for each new lease signed or renewed for an additional
term.
- Maintenance payroll is billed at $25.00 per hour and $37.50
per hour outside of business hours.
- Materials are billed at 110% of cost on a monthly basis.
- Monthly property management services are 10% of collected
rent.
