Fallen Timbers is a newer community, built within
the last 10 years. Convenient to I-70 yet quietly
situated in a country setting, Fallen Timbers homes

Forest Hills
A defining feature of the homes for sale in The
Forest Hills community are the wooded
lots, hills,
and streams found on a number of the properties for
sale.
Lots sizes vary, ranging from ½ acre to 5
acres, as do the floor plans because there are no
restrictions on what can be built.
Homes in the Forest Hills community range from $100,000
- $300,000 and typically have a well & septic
tank.
Children in the Forest Hills community would either
go to the Shawnee School District in Clark County
or Northwestern County Schools.
Greenlawn
The community of Greenlawn
is unique in that it has immediate access to the
vast network of “rails
to trails” bike paths that connect Springfield
to Xenia, Yellow Springs, Urbana, and even Cincinnati.
This is a wonderful resource that is truly unique
to our Midwest Ohio area.
Holiday Hills
The Holiday Hills community consists of $150,000
to $350,000 homes on 1/3 to 1 and ½ acre lots.
These homes are convenient to Columbus Ohio, off
I-70, and many of the residents choose to commute
to Columbus for their jobs.

Lake Choctaw
Lake Choctaw is a lake community, located between
Springfield and Columbus, about 1/3 of the way to
Columbus. Homes range from $125,000 to $400,000 on
1/3-acre lots.
Layne Addition
Layne Addition is a smaller version of Northern
Estates. Built after WWII, this community of
mass-produced frame houses range in price from $50,000
- $80,000 – all
single story slab construction with no basements.
Lots sizes average a half-acre in size.
The community of Layne Addition shows a definite
pride of ownership – neatly trimmed lawns and
swept sidewalks.
Horace Mann School is in the middle of Layne Addition.
Kids walk to school and because everything else is
close, they can stop for ice cream along the way.
North District
The North District consists of homes that range
from $90,000 - $500,000. This established neighborhood
has much sought-after tree-lined streets and classic
colonial homes built in the 20’s and 30’s.
Lot sizes range from 1/3 to ½ acres.
Northern Estates
The community of Northern Estates was built in the
60’s and 70’s. Homes typically have 900
to 1100 sq. ft. of living space and are mostly one-story
with slab construction, although some with basements
can be found.
Bi-level home are also popular in this mass-produced
community where homes range from $70,000 - $110,000.
A lot of young families live in Northern Estates,
so your kids will have lots of playmates if that
is important to you.
Individuals often choose to
live in Northern Estates because of its close proximity
to CJ Brown Reservoir where
boating, fishing, swimming, and hiking.
Northern Estates has an abundance of cul-de-sacs.
North Hampton
The rural community of North
Hampton consists of
homes and farms in the surrounding area.
Residents of North Hampton enjoy a more rural lifestyle
with fewer restrictions than residents living within
city boundaries. Bonfires in the fields after harvest
are a frequent pastime.
In the rural town of North Hampton, homes are priced
under $100,000. Outside of North Hampton, home prices
range from $80,000 to $300,000. Farms growing corn
and soybeans can be 1000 acres in size, creating
a lovely scenic beauty along the country roads.
Northpoint Village
North Point Village is Springfield's newest secluded
neighborhood.
Experience country living in the city at Northpoint
Village, located on Englewood Road off of North Limestone
Street in Springfield.
Lots are wooded with access to the bikeway and some
lots are on a cul-de-sac. Choose a single-family
condo, a Palm Harbor Systems built home or a builder
of your choice.

Ramar Estates
Ramar Estates, located south of Springfield, just
up the street from historic Clifton Ohio, is a quiet,
rural community of homes ranging from $150,000 -
$300,000. Cul-de-sacs abound. Septic tanks and wells
are the norm.
Ramar Estates has a distinct
personality at Christmas in that every single home decorates their exterior
with lights. It is truly an event that you will want
to participate in as either a homeowner or spectator.
Rosscommon (aka Seans Woods)
Luxury estate homes can be found in the Rosscommon
community, located near Windy Knoll Golf Course.
With a wide diversity in housing style, these newer
homes for sale range between $450,000 to $2.5 million
offering anywhere from 4,000 to 12,000 sq. ft. of
luxury living space.
Shawnee Springs
Closer to Dayton than other
Springfield communities,
yet still in the country, Shawnee Springs is a quiet
rural community across from George Rogers State Park
with easy access to I-70. Homes range from $350,000
- $900,000 on 1 to 1 ½ acre lots. Septic tanks
and wells are the norm.
Southgate
The Southgate community homes for sale are typically
one-story, three bedroom (3 BR) brick ranches on
slab construction, ranging between $40,000 to $80,000
in price
Built in the 60’s and 70’s, homes typically
have 900 to 1100 sq. ft. of living space on lot sizes
of ¼ acre.
Southgate has an abundance of cul-de-sacs.
Sylvan Shores
Sylvan Shores is a lake community, located between
Springfield and Columbus, about 1/3 of the way to
Columbus. Homes range from $125,000 to $400,000 on
1/3-acre lots
